If you’re contacting us to inform us that the property is not being sublet, please login to your homeowner portal account, select ‘Sublet Exception’ and following the onscreen instructions.

Please note that Estates & Management Ltd is appointed to carry out the landlord’s functions, including the invoicing and collection of ground rent and granting consents under the terms of the leases, appointing specialist agents on behalf of the Landlord where appropriate. E&M does not provide property maintenance services. If you pay a service charge, please contact the property manager invoicing you regarding service charges and the management and maintenance of the development.

Please login to your online portal account and select ‘Property management information’ to view contact details for your property manager. Your property manager will be able to assist you. Please refer to Companies House for up-to-date information regarding a management company party to your lease. If you do not believe you have a property manager and pay a service charge, please refer to your lease for further information about maintenance and management responsibilities.

Please note that the application form to register a new sublet and renew your existing sublet is available online for a reduced fee. Please update us by logging in to your online portal account and selecting “Subletting Registration” or “Subletting Renewal Rolling” and following the onscreen instructions.

Please refer to your lease agreement for confirmation on the sublet requirements. You should have obtained a copy of your lease agreement when you purchased the property. If you are unable to locate a copy, you may apply for a copy online by logging in to your account, selecting “Request copy of request“ and following the onscreen instructions and making payment of the fee.
