Consent Alterations Form

Our clients generally have clear policies in place, principally to ensure each leaseholder’s rights are protected and each of you can continue to have quiet enjoyment in accordance with the terms of the lease.

Our client’s consent is generally required, prior to any alterations being carried out. It is therefore a requirement that our client is notified regarding any proposed works, which will be subject to our client’s certain conditions.

In order to deal with an enquiry our standard application form must first be completed and returned to us along with detailed plans of the proposed work. Our team of experts aim to respond within 14 days following a thorough review of the proposals. Our thorough review will involve liaising with any management company, our client and your deeds to ensure that no proposals result in a detrimental effect to the property or any adjoining neighbours.

Our fee relates to our above services carried out on behalf of our client. Our team is on hand to guide applicants through the process and we will be able to advise regarding the particular requirements contained within deeds or any other general enquiries.

Following approval in principle of your application we will then contact you with full details of our requirements for the granting of consent including costs.

Our application fee is £80 and must be enclosed with our application form. We regularly review our fees to ensure that our costs are recouped whilst maintaining a suitable level of service to our client and applicants, at a reasonable charge.

Completion of our application form cannot be regarded as a waiver of any breach of covenant.
